Information is king when it comes to making good decisions. Choosing a loan processor and funding lender prior to choosing a refinance loan program can cost the mortgage borrower thousands of dollars in fees and interest cost over the life of the refinance loan.

Search engines are handy tools when looking for information. Google, Yahoo, Netscape, Jayde, MSN, Opera, Safari, etc. look for key words to find and direct the search towards the related web sites. Prospective borrowers might type in mortgage refinance, loan refinance, refinance, interest rate, low payment, thirty year (30) year fixed rate and these search words are used by the search engines (Browser) to find loan originators (Lenders).

The browser search includes paid ads and general search results. The refinance search generates “Funding Lender” (Supervised Lenders) and “Third Party Originator” (Mortgage Broker) web site links. These mortgage originators are interested in earning a profit and have no concerns relating to the borrower’s over all interest and loan cost.

Believe it or not, the financial lending industry is not your friend. The mortgage originator is interested in feeding the family, paying the bills, generating profits, making the share holder happy and being number one on your lender choice list.

It’s important to realize, there is more than one financial entity that will make a profit on the closed mortgage loan. Rest assured the initial mortgage profit is earned by the mortgage originator. The funding lender will earn a servicing fee and the investor will earn a yield return. Every intermediary will earn a fee for services rendered.
